Investments are a good move

Buying rental property can be an excellent decision and the better informed you are, the more likely you'll have favorable results.  The following suggestions can help you with your decisions.
rising homes.jpgReal estate is a long term investment affected by supply, demand and the economy.  It isn't an investment that is easily converted to cash.  The costs to acquire and dispose of real estate are sizable and need to be spread over years to minimize their effects on the rate of return.
Invest in average price homes or slightly below average price to appeal to the broadest market not only when you are renting but later on when you sell it.  The average price is relative to the market you are in and those specific prices.
Lower-priced homes will rent for more relative to higher-priced homes.  There is an inverse relationship between rent as a percentage of the price.  As the price increases, the rent as a percentage of the price decreases.  For example, a $200,000 home might rent for $1,750 a month or 0.88% where a $400,000 home might only rent for $2,250 a month or 0.68%.
Choose predominantly owner-occupied neighborhoods because when you sell the home, it will appeal to a homeowner who will most likely pay a higher price for the home.  Homes in predominantly tenant-occupied neighborhoods tend to sell to investors who pay lower prices and will not be emotionally involved with the purchase.
Purchase a property with the idea of selling it in mind.  You may be able to get a property for a bargain price today but if it is due to a functional obsolescence like a bad floorplan or not enough bathrooms, that problem will still be there when you're ready to sell the property.  Identify what the problem is and what solutions are available.  The property may rent fine in that condition but before you sell, it will need to be corrected.
Get the home inspected before you purchase it.  Having the property checked out can save thousands in unanticipated expenses.
Consider getting a home warranty on your rental.  The annual premium can limit the out of pocket expenses for repairs and maintenance.
Risk can be minimized by understanding the investment and what is involved in the acquisition, operation and disposition.  For the typical homeowner, rental property is something that they can relate to because of the similar attributes of the home they live in.

HOUZZ: Dream Spaces: 12 Beautiful White Kitchens

Snowy cabinets and walls speak to a certain elegance, while marble counters whisper of luxury

Houzz Contributor. I am a longtime design editor/writer based in New York... More
Crisp, clean white kitchens with gleaming marble counters and backsplashes are everywhere you look these days. It’s easy to see why: White makes a space look bigger and airier, and enhances other design elements. Wood floors look richer against white, pendant lights stand out as sculptural elements, and stainless steel appliances sparkle. Adding marble to the mix introduces a luxurious touch.

That said, there are drawbacks to this kind of simple elegance. A white kitchen demands upkeep; all that white isn’t going to stay clean without maintenance. And marble is definitely not for everyone. It’s soft and porous, so it scratches and stains easily, and acidic foods can cause surface etching. Marble aficionados learn to love the patina (or live with the patina) that time brings. If you can’t abide the inevitable signs of wear and tear, consider alternative materials, such as quartz.

But if you’re ready to take on the challenge, or just want to do a little daydreaming, check out the collection assembled here. You won’t be disappointed.

Lee County area residential sales totaled 101 units in December, an increase in sales growth of 14.8 percent or 13 units above the same period last year. 2014 sales increased 7.7 percent from the prior year.
Forecast: December sales were 19 units above our monthly forecast. The Center's 2014 sales forecast projected 1,344 closed transactions while the actual sales were 1,378 units, a favorable variance of 2.5 percent.

Supply: The Lee County housing inventory in December was 802 units, a decrease of 2.8 percent from December 2013 and 35.7 percent from the month of December inventory peak in 2010 (1,248 units).
December inventory in Lee County did increase 4.2 percent from the prior month. This direction contrast with historical data indicating that December inventory on average ('09-'13) decreases from the month of November by 3.3 percent.
The inventory-to-sales ratio in December was 7.9 months of housing supply. Restated, at the December sales pace, it would take 7.9 months to absorb the current inventory for sale. The market equilibrium (balance between supply and demand) is considered to be approximately 8.5 months during the month of December. Last month, the ratio stood at 11.2 months of supply so this month represents encouraging news as a result of the marked improvement toward a balanced market.
Demand: December residential sales increased by 46.4 percent from the prior month. This direction is consistent with seasonal buying patterns and historical data indicating that December sales on average ('09-'13) increase by 20.3 percent from the month of November. Existing single family home sales account for 56 percent (up from 50% in Dec'13) of total sales while 34 percent (down from 40% in Dec'13) were new home sales and 10 percent (same as Dec'13) were condo buyers.
Pricing: The Lee County median sales price in December was $189,700, a 3.5 percent decrease from last December. The December median sales price also slipped 4.2 percent compared to the prior month. Historical data ('09-'13) indicates that the December median sales price traditionally increases from the month of November by 10.1 percent. Pricing can fluctuate from month-to-month as the sample size of data (closed transactions) is subject to seasonal buying patterns so a broader lens as to pricing trends is appropriate and we recommend contacting a local real estate professional for additional market pricing information.
Industry Perspective: "The housing market is likely to continue its gradual climb upward next year after a sub-par 2014," according to Doug Duncan, senior vice president and chief economist at Fannie Mae. "We anticipate a fairly strong increase in housing starts in response to stronger employment and some improvement in related household incomes. As a result, that may help to unfold some of the suppressed household formation numbers and incent builders to meet some of that increased demand. For all of 2015, we expect total housing starts to increase by about 22 percent and total home sales to rise approximately 5 percent, with total mortgage originations ticking up slightly to $1.13 trillion." For full report, go HERE.
